Zoom Towns’ Cascading Migration

Oregon Office of Economic Analysis

Early in the pandemic when working-from-home increased substantially the concept of Zoom Towns — coined by Bloomberg’s Conor Sen — emerged. These were generally smaller, scenic areas that were desirable places to live and where workers could telecommute from. Zoom Towns garnered a lot of attention, rightfully so, and home sales boomed more than in most other markets. However a key question at the time was whether WFH migration would continue to double down on existing growth patterns, or if new patterns would begin to emerge.

Untangling all of the causes and effects is challenging, but as discussed the other day, we know that many medium sized metros and rural counties have seen faster population gains during the pandemic than they did pre-pandemic. And if we focus specifically on some Zoom Towns in western states, an interesting pattern emerges. Zoom Towns experienced population growth and increased demand. Net domestic…

Moving With Pets

Moving into a new space is an exciting time, but it can also be stressful, especially if you have pets. Pets can become anxious and stressed when their environment changes, so it’s important to take some steps to make the transition as smooth as possible for them. Here are some tips on how to move into a new house with pets:

  1. Keep your pets away from the action: Moving day can be chaotic, with boxes and furniture being moved around. It’s best to keep your pets in a quiet and secure room or area of the house, away from all the commotion. This will also help prevent them from escaping or getting lost in the shuffle.
  2. Update their ID tags: Before the move, make sure your pets have up-to-date ID tags with your new address and phone number. If your pets are microchipped, make sure to update the information with your new address as well.
  3. Stick to their routine: Pets thrive on routine, so try to maintain their usual feeding, walking, and playtime schedule as much as possible during the move. This will help them feel more comfortable and secure in their new environment.
  4. Familiarize them with their new home: Before you move your pets into your new house, bring them over for a visit if possible. Let them explore the space and get used to the smells and sounds of their new home. You can also set up a comfortable and familiar space for them, such as their bed or toys, to help them feel at home.
  5. Secure the space: Once you move into your new house, make sure to secure the space for your pets. This includes fencing in the yard or putting up baby gates to prevent them from accessing certain areas of the house. You should also check for any potential hazards, such as toxic plants or loose electrical wires.
  6. Give them time to adjust: It’s normal for pets to feel a little disoriented and anxious when they first move into a new home. Give them time to adjust and don’t force them to explore or interact with their new environment if they’re not ready. Be patient and understanding, and your pets will eventually settle in and feel comfortable in their new home.

Moving with pets can be challenging, but with a little preparation and patience, you can make the transition as smooth as possible for your furry friends. Remember to take it slow, stick to their routine, and create a safe and comfortable space for them in their new home.

What Does a Realtor Do?

Are you thinking of buying or selling a home? Well, don’t worry, because you have a secret weapon in your corner – a realtor! Yes, that’s right, these mystical beings are here to help you navigate the treacherous world of real estate with their magical powers of negotiation and their encyclopedic knowledge of the housing market.

But what do these realtors actually do, you might ask? Well, let me tell you, they do a lot more than just show you a few houses and collect a commission. These are the unsung heroes of the home-buying process, and they do it all with a smile on their faces and a bounce in their step.

First of all, a realtor is like a matchmaker, but instead of setting you up with your soulmate, they’re setting you up with your dream home. They’ll take the time to listen to your needs and wants, and then scour the market to find the perfect match for you. And when they do, they’ll make sure you’re the first to know about it because they’re not just any matchmaker – they’re the best damn matchmaker in town.

But it’s not just about finding the right house – a realtor is also a therapist. Buying or selling a home can be an emotional rollercoaster, and these real estate wizards know just how to keep you sane. They’ll hold your hand through the tough times, listen to your worries and fears, and reassure you that everything will work out in the end. They’ll be your rock, your sounding board, and your shoulder to cry on if necessary.

And let’s not forget the paperwork. Oh, the paperwork. Buying or selling a home involves more forms than a tax return, and a realtor is like a superhero with a pen. They’ll guide you through every step of the process, making sure you understand what you’re signing and why. And if you’re lucky, they might even throw in some fancy legal terms just to make you feel extra smart.

But perhaps the most impressive thing about a realtor is their negotiation skills. These people could sell ice to an Eskimo, and they’ll use every trick in the book to get you the best possible deal. They’ll haggle with the seller’s agent, sweet-talk the home inspector, and even charm the bank into giving you a better mortgage rate. And when they’re done, you’ll be left wondering how on earth they did it.

So, there you have it – a realtor is like a fairy godmother, a therapist, a superhero, and a negotiator all rolled into one. They’ll make the home-buying process feel like a breeze, and they’ll do it all with a smile on their face and a twinkle in their eye. So, if you’re thinking of buying or selling a home, don’t do it alone – call a realtor today, and let the magic begin!

Post Covid Real Estate Market

I want to provide some insights on the real estate market over the past few years. The COVID-19 pandemic had a significant impact on the real estate market across the country, with some areas experiencing more dramatic shifts than others.

In the early days of the pandemic, there was a lot of uncertainty and fear, and many people were hesitant to make any big decisions when it came to buying or selling homes. As a result, we saw a decrease in both home sales and new home construction starts. However, as the pandemic wore on and people adjusted to the “new normal,” we began to see some changes in the real estate market.

One major trend that emerged during the pandemic was an increased demand for single-family homes with outdoor space. With many people spending more time at home, having a yard or patio became a more desirable feature, and homes that previously might not have been as popular started to sell quickly. At the same time, there was less interest in densely populated urban areas, and we saw a significant decrease in demand for apartments and condos.

Overall, the pandemic created a bit of a rollercoaster for the real estate market, with some areas seeing prices and demand skyrocket while others struggled to attract buyers. However, as we move into 2023, things seem to be stabilizing somewhat, and the market is starting to look more like it did before the pandemic. There is still a strong demand for single-family homes, particularly in suburban and rural areas, but we’re also starting to see some renewed interest in urban properties as people begin to return to work and social activities.

Of course, it’s worth noting that the real estate market can vary significantly from region to region, and there are always factors beyond just the pandemic that can impact housing prices and demand. However, these are some of the key trends that we’ve seen over the past few years.

5 Things about the 2022 County Population Estimates

Oregon Office of Economic Analysis

No, I’m not trying to be clickbaity, or bump our SEO here, but I have now had a few days to begin to digest the 2022 county population estimates that Census released last week. Here are a few things that stand out to me so far. Keep in mind in Oregon we look at 2 sets of population estimates, one from Portland State’s Population Research Center and the other from the Census Bureau. And also there is some truth to the old adage that demography is destiny. At a base level, how many people live in your community impacts the economy, the labor market, and public revenues. These numbers matter for the outlook.

First, at a high level the 2022 population estimates look a lot like 2021 nationwide. There is still a clear urban-suburban-rural dynamic. I hope you saw this cool domestic migration map Census made for the release last…
